Job description 


Strategic

·      Devise investment strategies with the CIO to achieve the objectives on Real Estate (RE) acquisition, asset management and disposition.

·      Provide strategic support to CIO and IC to evaluate investment proposals and active portfolio management.

·      Actively working with the Investment Committee (IC) on presenting RE investment, disposition and financing proposals.

·      Actively working with CIO to formulate strategy to invest in different asset classes across geographies.

 

Operational

·      Act as a key contributor in the planning, prioritization and execution of strategic, financial and investment activities.

·      Conduct detailed industry, business and financial due diligence on prospective investments.

·      Uses complex financial models to project future earning and profit potential and uses this data to make informed decisions.

·      Responsible for constantly monitoring the  RE investment portfolio and providing the management with monthly portfolio presentations / performance summaries.

·      Prepare in-depth financial and data analysis for potential RE investments, including market sizing, mapping and industry research.

·      Pursue new RE acquisition/investment opportunities by reviewing financial modelling and conduct market analysis.

·      Qualitative and quantitative analysis, involving financial modelling, return and sensitivity analysis, deal structuring and risk management

·      Monitor global industry and competitive environment through research and review of market intelligence and insights to proactively identify emerging regulations that may impact team functions.

 

People Management

·      Establish clear direction, prioritize tasks, assigns and delegate responsibility and monitor the workflow of the department.

·      Managing a team of extremely qualified and experienced Real Estate professionals

 

Product and Process Improvement

·      Focus on processes to improve productivity.

·      Strategizing on new processes.

Qualification and Experience

Education and Certification

·      Minimum MBA from accredited institution in Business, Economics, Finance

OR

·      CFA Charter Holder

Knowledge and Skills

·      Preferably but not necessarily investment experience

·      Proven ability to review projects, transactions, entities through complex modelling

·      Experience of contracts review to formalise partnership, debt or operational agreements.

·      Well-organized, detail-oriented, ability to multi-task and work under tight deadlines

·      Excellent written and verbal communication skills

Demonstrated

Experience

·      8-10 years’ experience in investment analysis or private equity or real estate

·      Demonstrated experience of complex modelling for decision making (DCF based valuation)

·      Demonstrated experience of handling & managing contracts or transactions or assets or targets with legal and commercial aspects

·      Demonstrated experience of understanding of complex contract issues (partnership matters, management issues, JV contracts , operational contracts etc)

·      Demonstrated experience of dealing with external stakeholders (including but not limited to shareholders, lawyers, advisors, brokers, bankers)

·      Deal negotiation- lead and negotiate commercial, tax, legal and technical aspect of deals ( whether for asset or project or entity)

·      Demonstrated experience of conducting and coordinating commercial, legal, financial and tax due diligence of the asset/entity/project
